Allegiance Property Management is a participant of Equal Housing Opportunity. All rental applications will be evaluated on the following key points –
INCOME
We require a gross, combined household income of at least 3x the monthly rental rate. (Ex. Rent is $1600/mo. Household income must be $4800)
CREDIT
Credit is evaluated on a sliding scale
620+ | Generally approved without exceptions*
580 – 620 | May be approved with exceptions*
580- | Does not meet minimum requirements
CRIMINAL HISTORY
Allegiance Property Management does not accept any persons with convicted felonies related to property damages, fraud, or that are sexually violent. All other misdemeanors & felonies will not disqualify an applicant.
RENTAL HISTORY
We will ask applicant’s current landlord & previous landlord to complete a Rental History Verification form
A previous eviction or outstanding balance with another landlord will disqualify an applicant
PERSONAL REFEFERENCES
Applicants will be asked to provide (2) personal references
*Exceptions are always made on a case by case basis. If an applicant does not meet the minimum standards, some potential exceptions can be: increased security deposit, increased rent, and/or a co-signer/lease guarantor.
We’d all love to depend on a handshake agreement, but today’s liability concerns necessitate leases and other documents that make a handshake more official.
The Texas Real Estate Commission has a team of real estate professionals & attorneys who draft lease agreements, disclosures, & additional informational pamphlets. These forms offer the highest level of protection for all parties involved.
Allegiance Property Management also ensures to stay up to date with all national and state requirements for disclosures to ensure landlord’s remain legally compliant.
All security deposits are help by our company in a pooled non-interest-bearing trust that is FDIC insured, as required by the State of Texas. The bank we utilize has been in business for over 220 years

We are equipped to handle repairs as small as a running toilet to large scale renovations.
Do you have a vendor you prefer to work with? Great! We are happy to add them to our team and utilize your trusted maintenance vendor.
HOW MAINTENANCE REQUESTS ARE HANDLED
Tenants can submit maintenance requests via phone/text, email, or through their online portal. Our company will notify Owners of a submitted maintenance request, via email. Once a maintenance vendor has assessed the repairs and provided a bid, Allegiance Property Management will request approval from the Owners prior to completing repairs, unless repairs are an emergency
*Emergency repair means work necessary to prevent destruction or dilapidation to real property or structural appurtenances
HOW REPAIRS ARE PAID FOR
Repairs are generally paid out of the next available month’s rent. In the event that it is a large repair bill or a vendor requires payment upfront, Allegiance Property Management will request that Owners make an Owner Contribution to their online portal to cover the difference.
If a repair is caused by Tenant neglect, Owners are still financially responsible to pay the vendor for their services but Allegiance Property Management will recoup that expense from the Tenants, per our lease agreement.
